Buying Guide

Buying in Spain should be both exciting and hassle free. We have an extensive range of properties of all types and in all price brackets and locations. We have properties located to the east of Malaga and part of sunny Andalucia from the area of Torre del Mar in the west to Maro in the east and as far inland as Periana and surrounding areas. We also sell property in Competa and the surrounding villages. If we do not have a property on our register to suit you we´ll go out and look for it!

When you are interested in a property we´ll arrange to show it to you at your convenience. We are happy to show you one property or fifty! In most cases we can show properties upon demand and we view 7 days a week. We are open weekdays from 10.00hrs to 19.00hrs, Saturdays from 10.00hrs to 14.00hrs and do not close for siestas and open on most fiestas (public holidays).

We do suggest when buying, that you instruct a local lawyer who will not only know all the legalities but also have invaluable local knowledge and expertise. We are happy to recommend Lawyers who are fluent in your language and who we have found offer a high standard of service to Buyers.

Whilst these Lawyers are well known to us we have no commercial relationship with them and receive neither payment nor favours for introductions.

We take pride in explaining the Spanish Sale Process including all the buying costs and procedures.

When you find a suitable property we negotiate the sale price and full details including contents included in the price. Whilst we are not tax advisors, we also explain all taxes as well as methods and timings of payments. In short we outline all the costs involved in purchasing in Spain. We obtain the deeds and a Nota Simple ( land registry report ) from the vendor which confirms title, location / address, description as well as any debts, mortgages or other charges that might be related to the property. We also make sure that ( where appropriate ) community charges and local urbanistic taxes have been paid. Depending on the value of the purchase, the cost to buy starts from around 10% of the purchase price.

As from 01 June 2013 we also ensure the property has a certified EPC ( Energy Performance Certificate ) which is a mandatory requirement to sell.

All this paperwork is thereafter sent to your lawyer. We continue to be involved in the transaction and we ensure the sale proceeds smoothly to completion inconjunction with your lawyer.
