Selling Guide

We have been trading in Nerja since 2000 and like to think we have the best team in town! All our staff are bi lingual and in addition to English and Spanish speak Dutch, French, German and Swedish. We generally have up to 800 properties for sale at any one time and believe that the best means of attracting buyers is by having a wide cross section of competitively priced properties.

Offices

Our office operates as Team Group and is located at Calle Carabeo 77 bajo, Nerja, Malaga. Team Group also includes our property sales business Team España, holiday rental business, Teamstar Holiday Rentals and Teamstar Services, our property management business.

Opening Times

We are open all day on weekdays from 10.00hrs to 19.00hrs, most public holidays and from 10.00hrs to 14.00hrs on Saturdays. Subject to availability we view 7 days a week.

Marketing

Approximately 70% of prospective buyers search the internet before engaging with an agent. As a result, strong presence on the internet is essential. We market aggressively on line by having a number of different web sites like inland-property.com teamespana.com, fastigheternerja.se and in addition list, at our cost, many of our properties on large national portals like rightmove.co.uk and rightmoveoverseas.se. We are also the biggest property advertiser east of Malaga and take out prominent advertising in most of the glossy widely distributed generic and property related magazines as well as our own 20 page quarterly Team Group magazine.

 

 

Overseas Contacts

We are computer linked to over 250 Team offices in the U.K. who send out applicants to us on a daily basis. We also work closely with other Agency networks across Europe, particularly northern Europe. This is a commercial arrangement. Their incentive for doing so is a share of commission if the applicant introduced purchases from us.

Spanish Contacts

We work with other offices in Spain and frequently with other agents in Nerja. We have computer links via a database with about 450 other agencies in Spain.

Sales Service

We operate a traditional estate agency service with all viewings accompanied by a member of the sales team. Before listing we send copies of your property details for your perusal and sign off, we give you feedback after every viewing and also send you details of your property advertising in advance. Sales are carefully negotiated and terms confirmed to all parties in writing to avoid confusion. We deal with a sale from the initial agreement on marketing to the final payment to our vendors, which usually coincides with the signing of the public deeds at the Notary´s office.

Fees

We operate on a " no sale - no fee " basis and we offer various terms. These include a multi agency agreement and various sole agency agreements. A " multi agency " agreement is used in the situation where more than one agent is involved. When we are the only agent instructed we have a " sole agency " agreement. Terms are flexible and negotiable. We are happy to discuss all aspects of our collaboration and we confirm everything in writing.

Vendor Paperwork

In order to comply with Royal Decree 218 we are obliged to retain in our offices copies of :-

  • Escritura ( deeds )
  • Nota simple ( land registry report )
  • IBI ( urban tax receipts )
  • NIE certificate ( foreigner´s number )
  • Last paid community certificate ( where appropriate )
  • Passport or ID
  • Energy Performance Certificate ( CEE ) / Royal Decree 235/2013

As from 01 June 2013 the Spanish Government have issued a Royal Decree 235/2013. This states that as from this date it will be mandatory to have a valid Energy Performance Certificate (Certificado de Eficiencia Energética – CEE ) in order to successfully complete a property sale. This certificate must be included in all advertising copy after 1st June 2013 irrespective of whether it is advertised through an agent, a web-portal or any other channel, after 1st June 2013 you must have, or have applied for a CEE.

This legislation brings Spain in line with all other major European, Spain is the last major European country to comply. The Team Group has appointed an accredited assessor to undertake this and would be happy to refer his details to all existing and prospective vendors. Certificates are fully registered against the Catastral refererence of the property and are added to the Governments database assuring cover for sale for 10 years from the issue date.
